NAt the Annual Homeowner Association Board meeting held in July 2022, several homeowners expressed interest in having a community newsletter. The goal is to share important information about what is going on in the community and allow residents to connect and share resources. Check out the photos submitted by your neighbors! COLORADO PARKS & WILDLIFE Feeding Wildlife Puts Everyone at Risk "The truth about feeding wildlife is that is does more harm than good! ... It is illegal because it puts an animal's health at risk." Young wildlife need to find natural food on their own in order to survive and thrive. The key to respecting wildlife in Colorado is to follow the guidelines set by the Colorado Parks & Wildlife Department. Do NOT Leave Human Food Outside This includes dog/cat food, bread, eggs, etc. Leaving human food out for wildlife creates a dependence on human handouts, which is illegal and toxic to wildlife. They cannot digest our processed foods, leading to a potentially agonizing death. Backyard Bird-feeding Feeding birds is one of the most popular wildlife related activities in Colorado. However, it's recommended to NOT hang bird-feeders outside between March and late November. Alternatives for attracting birds to your property include nesting boxes, bird gardens, hanging flower pots, or bird baths. Gardening season is about to begin! Garden members are expected to contribute at least 4 hours to maintaining the garden outside their immediate plot, to keep pathways clear and weeded, as well as care for their own plot properly. Powderhorn is a great community that provides access to all of the great things about living in Colorado such as outdoor activities and quick access to Boulder / Denver. What would you do to make Powderhorn an even better place to live? My desires to make Powderhorn a better place to live include: - Increased engagement with owners and renters in the Powderhorn Community. - Increased inspections to ensure Powderhorn is a neat, clean and safe community to live - Improved financial transparency and oversight. Additional vehicles will have to park in the street. Also, all vehicles must display current license plate tags. Trash: Western Disposal is raising their rates! Please do not leave furniture/items outside of dumpsters. WD charges Powderhorn for picking up items left outside dumpsters per item and all residents incur these fees in their monthly dues. Fees: Beds: small $85 / medium $103 / large $128 Household items: small $25 / large $40 There is a $70 minimum charge for any weighed trash material. Construction trash/wood: $147/25/ton Other Recommendations: The Boulder County Fire recommends that every unit have at least a one-pound fire extinguisher (Type A, B, or C), and that fire detectors be tested on a regular basis. In addition, owners should have dryer vents and chimneys inspected/cleaned annually. Powderhorn Pets
The City of Boulder laws for leash use and poop pick up are the following: Leash law: Dogs must be on a hand-held leash at all times. It is illegal to tie your dog up in public. Poop law: City ordinance requires that all guardians immediately remove or clean up all animal waste and dispose of waste in a sanitary manner. The unfortunate incident that occurred on January 25 scared the usually safe community. This is a good reminder to report any suspicious activity to law enforcement. The Powderhorn Neighborhood Watch Group works with the Boulder Country Sheriff's Office and encourages all residents to be a part of its goal to keep Powderhorn a safe community. The Powderhorn Board would like to first thank the Newsletter Team for the continued work in designing and publishing this Community Newsletter. The Board of Directors along with our management company (Jeanette - Hudson Real Estate) and our Maintenance Supervisor (David) have completed our 2023 Budget process for 2023 (April 1, 2023 to March 31,2024). As each of you have experienced, costs for most everything have increased dramatically in the past 12 months for the Powderhorn HOA. The 2 largest expense increases for 2023 were in our liability insurance going up by $129,203 (58% increase over 2022) and Water / Sewer rates raised by $21,665.33 (9% increase over 2022). These types of increases have been felt by all of the Condo HOAs in the Front Range due to a number of factors such as the recent wildfires, floods, labor and material costs. Additional information regarding why these costs have increased so dramatically this year can be found at 2023 Budget Information or QR Code Below. The result of these and other smaller increases in cost in the other 39 expense categories, required the board of directors to make the tough decision to propose an increase of the Powderhorn monthly dues by 12% ($39.50). Details of this Powderhorn proposed increase have been mailed to all owners, emailed and posted on the Homeowners Portal (https://portal.topssoft.com/dashboard) The Board is also preparing for our next Board of Directors Election to be held this summer at the Annual meeting. Owners will be receiving information in April on how they can become a candidate for one of the 4 seats up for election this year.
